The average price of a property in Plymouth is £186,111 while Exeter is 35.9% more expensive at £253,002. I am sure that this does not surprise that many people that Exeter is a more expensive than Plymouth.
However what is surprising is that property prices increases in Plymouth have outperformed Exeter in the last year. Plymouth prices have risen by 10.41% in the last year, while Exeter prices have increased by 69% less than Plymouth and only risen 3.15%. Even if we look at property prices increase over the last 5 years then Plymouth has still outperformed Exeter by 20%.
As we all know capital growth is only one part of the property investment picture. Looking at the yield of the property is the other part. Looking at the average yield of property in Exeter which is 3.7% and comparing this to average yield in Plymouth which is 4.8%. Again this will not surprise many people either as the more expensive the property prices the lower the yield.
You can all draw your own conclusions from this but i know which city i would rather invest in.
