The property according to the agent has been used as a HMO before, so no issues with planning and Article 4. From the layout it looks that you should be able to have 6 good sized bedrooms. This should give a rent of £2250 a month. Assuming that you spend £20,000 on the house this would give a total spend of £165,000 and a yield of 16%. Not a bad deal.
