How can you find a good property deal in Plymouth?


The subject of a lack of Plymouth property bargains over the last couple of years has always been near the top of most Plymouth landlord’s thoughts. I have built up an extensive database of every property sale in Plymouth since the early 2000’s, so am able to give an objective and unbiased opinion on what (and what doesn't) make a good property deal/investment. Knowing what is and what has happened to the property market in Plymouth, compared to say Plymstock, Ivybridge or Saltash, enables me to spot any trends or opportunities for buy to let landlords.



Here are some bargains that I spotted at the time, and now they are completed, wanted to share with you. An end of Terrace property split into two flats in Furzehill Road, Mutley sold in Feb 2010 for £110,000. Just over 4 years later the property the property has sold for £221,000, a change of 100.91%. If the property investor had instead put the money in the bank, that sort of return would have seen an annual interest rate of 18.2% per annum.



Another I saw a few years back was in 2011 when someone paid £85,000 for one of those nice 3 Bedroom Terrace properties on Phomphlett Gardens, Plymstock. In March of this year, it sold again for £151,000, a rise of 77.65%, not bad when the average in Plymstock has been 11% in the same time frame!
