I had a landlord come to our office to find out if investing in
Austin Crescent, Eggbuckland would be a better investment than investing in
Taunton Avenue, Whitleigh. Austin Crescent is the main road in a modern housing
estate situated in Eggbuckland. The road is made up of a mixture of property
types, Terraced properties, Semi-Detached properties. Taunton Avenue is also
made up of a number of different property types including some flats.
The average price of a property for sale in Austin Crescent is
£169,771 while on Taunton Avenue the average sale price of a property is
£107,896. In Austin Crescent a 3 bed property should rent for region of £750
per month, while on Taunton Avenue a 3 bed property should achieve £675 per
month.
It became interesting when we compared the possible annual
yields, as Austin Crescent could achieve 5.3% per year but yields
are proportionately 42% more on Taunton Avenue at around 7.5% per
year. However, we must remember that yield is not the sole consideration when
investing in buy to let.
The average value of property on Austin Crescent has risen by
120% since 2001, but Taunton Avenue has risen by 145.78%. Remember, since 2001
inflation has been 44.4% according the HM Government, so Austin Crescent
has only gone up in REAL terms by 75.6%, whilst Taunton Avenue has gone up in
REAL terms by 101.38%.
